Opportunity knocks.
You've stumbled upon one of the few remaining oceanfront properties on the leeward side of Oahu. This slice of heaven is in Makaha, Oahu, which is 35 miles from Honolulu and world famous for its surfing waves.
This 0.3-acre flat lot features nearly 100 feet of shoreline and offers an unobstructed, wide-angle view across the horizon.
The best of both worlds: tranquil island living, but with all the luxuries of dining, shopping, nightlife, and convenient flights into Honolulu within reach.
Makaha is on the leeward side of Oahu, which (unlike the island's windward side) gifts its residents temperate weather and beautiful sunsets.
Build your dream home right on the water! This 12,963 sq. ft. lot is in the quiet town of Makaha. It offers nearly 100 feet of direct oceanfront. Neighboring properties are resort-like! Makaha is the last of the leeward towns on Oahu. The next "town" over is a forest reserve, meaning you will always enjoy serene living in a quiet neighborhood. Paved road, city water, and electricity come right to the property. There is also a 1,250-gallon Loomis septic tank and leach field already installed, which means that you will save money on your water bill.
This property has a permitted seawall at the certified shoreline. Today, estimated value of building such an extensive rock wall is over $100K. This is HUGE because in 2021, the Legislature of the State of Hawaii enacted a "no tolerance" policy for new shoreline armoring. Property owners can still apply to build a seawall, but "the process is long and onerous, including a formal environmental review, public hearings, and approval from the department of land and natural resources." And, the outcome is not guaranteed.
Architectural plans for a 3BR, 2BA house with panoramic fold-out doors, a rooftop deck, pool, wet bar, and large garage are in process at the DPP. This means that it allows you to preserve the 40-ft setback!
Design revisions can be made to the existing application to suit your dreams. Or, design your dream home from scratch!
Owner has completed the Environmental Assessment, SMA Permit, Shoreline Setback Variance. The state-issued SMA permit has been received for the proposed single-family dwelling with pool. The permit removes an enormous amount of risk, uncertainty, and time -- and opens the way to build upon the property.
Makaha became known to the world as the birthplace of big wave surfing when, in the 1930s, a few brave California-born surfers went searching for something more challenging than the safe rollers of Waikiki. It became a prime location for competitions and in 1952, the Waikiki Surf Club established the Makaha International Surfing Championship, one of the first international surfing contests ever held in Hawaii. During winter, surf can get pretty large (up to 25ft!)
In August 2022, a Korean conglomerate acquired Mahaka Valley Country Club, a 664-acre property. The new owners, who also acquired venues for the Korean Olympics, plan an extensive renovation of the 36-hole golf resort, which was previously owned by Tiger Woods (with Gil Hanse as the architect). If you're a golf enthusiast, getting an early toe-hold in an area where property values are likely to appreciate exponentially is a wise, strategic move. What's better than taking your golf cart directly from your driveway to the course?
Makaha is at the foot of Mt. Ka'ala. It has been dubbed "the crown jewel of western Oahu" and is also home to prominent Hawaiians, including Israel “Iz” Kaʻanoʻi Kamakawiwoʻole (a famous Hawaiian musician), Rell Sunn (American world surfing champion), and the Queen of Makaha, who all seek privacy and the best location.
Makaha is also home to one of Oahu’s most popular dive spots. Scuba dive boat tours frequent Makaha Caverns, a series of arches, caverns, and overhanging ledges outside of the surfing area. You can also watch whales and seals swim by, and even cast a fishing line, from the luxury of your future deck. This is a direct aerial photo of where the front of the property meets the ocean.
The west side of Oahu is arguably home to some of the best spots to watch the sunset on the island. Since the sun sets in the west, you have the chance to watch the sky transform into an explosion of warm reds and oranges as the glowing sun sinks into the ocean. "Golden Hour is happy hour."
With such glorious views, it's doubtful that you'll want to leave home. Still, if you do, there are plenty of nearby attractions and things to do, including visiting Yokohama Bay or Makaha Beach Park (which is the nesting place for several species of sea turtles), hiking Kaena Point Trail, taking surfing lessons, or going on a dolphin excursion. Makaha is 35 miles northwest of Honolulu, which offers many more options.
According to the July 22 Hawaii Real Estate Report, Hawaii real estate appreciated 22.75% over one year, the 9th fastest in the nation. This is for all inventory; imagine the appreciation potential for limited oceanfront properties! (Your lot is located on the far left of this picture.)
